Information for Renters
Most long-term rentals in Spain are on an 11 month basis. There are various reasons for this, but ultimately, it provides similar rights for both renter and owner to the Assured Shorthold Tenancy agreement in the UK (AST). It is also possible to get 6 month lettings, although most landlords will prefer longer.
Most properties for long-term rent are furnished, unlike the UK. This is particularly handy if your possessions are not immediately brought over, and gives you the oportunity to settle in quickly, and have time to adjust to the area before you fully commit yourself.
As in the UK, one-months deposit is required up front. Most landlords will also insist on the last months deposit upfront as well. Most of the people we deal with a generally pretty honest, and we have not yet had a case, where a lanlord has refused to return a deposit without good reasons.
